2 years agoI started with Zillow back in April. I have a home with many upgrades – windows, insulation, fireplace, hottub, owned Solar Panels ($22k). It needed a little work – painting and drywall repair.I dealt with Ben Taylor. After I fixed a few things (redid the bathroom and painted the kitchen) an inspector finally came out and inspected my house.
I waited several days for the report to come back, and then Ben asked to set up a phone meeting to “give me my offer”.
In the phone meeting he told me I had foundation problems and cracks in both the foundation and the walls. I had previously hired two foundation engineers who both told me the same thing – no repairs necessary to sell. Slight settling, SUPERFICIAL cracks. House and Foundation structurally sound. Two whole home inspections confirmed the same.
He THEN sent me a list of things that Zillow will not cover when making an offer – because “they need to sell perfect homes to protect their reputation.” Cracks in the walls were one of the items listed.
Well, I had already told him about the cracks before the inspector ever came out. Why did he waste over a week of my time if he KNEW Zillow would not buy homes with superficial cracks in the walls?
BECAUSE, he just happened to have a Realtor on the line who would be happy to sell my house.
REFERRAL FEES.
I put $10K of work into my house – painting and fixing cracks – and sold it for $10K over asking price – $360K. After the agents fees, I will net about $330K.
Zillow Offers is just a waste of time. What they are really trying to do is to refer you to a realtor so they can make money off the referral.
5 years agoFor consumers using Zillow–your contact information will be shared with 30-70 agents. For real estate agents thinking about signing up as a Premier agent: Zillow recycles leads and they will use any of your client’s information to give to other agents.
I signed up as a premier agent. We found zip codes, estimated leads per week, etc. After 2 weeks, I had received no communication at all from Zillow. 0 leads.
I contacted them about this and they said they double checked my profile and everything was working great.
I decided to sign up for Zillow as a potential client and created a consumer account. I wanted to see how the Zillow app would work and what a notification would look like when I received communication from a client of mine through Zillow when that client found a property they wanted to look at.
I went in as the consumer, found my agent profile and set myself up as my own agent. I then looked up a property and said that I wanted to see it.
I never received a notification as the agent that my consumer profile had selected a property I was interested in. Instead, I got calls from 5 other agents asking me if they could help me look at this property.
There is specific wording in my Premier contract that says Zillow doesn’t recycle leads. There are several emails from Zillow and several phone calls (which I didn’t record and I regret) saying they don’t recycle leads.
I was able to generate the same scenario 3 more times.
I asked Zillow for a refund. They refused. They were rude, they talked down to me, they gaslighted me, they ignored my complaints.
If you would like me to send you the email communication with Zillow, please let me know.
