2 months agoUPDATED: Please read my review through. A failure at every level.Unresponsive. Not sure if they’re understaffed or just know that tenancy laws are stacked in their favor, but man…
They took forever to respond to requests for repairs. They made absolutely no effort to repair a fence our neighbor’s dog had destroyed for YEARS. It was only resolved once the actual homeowners thought they wanted to sell the place, and even then the homeowners had to physically see it before modern fixed it.
They hired the worst painters to paint the exterior of the house. They broke lights, knocked physical features off the house, painted the windows, and left a ladder and (presumably rented) compressor at the property and never came to get them.
We tried to contact them to notify them that we found a termite walking around on our dinner table and they never responded. Almost entirely unresponsive, and they will not schedule telephone calls.
Move out has been an absolute nightmare, and it’s still ongoing. We attempted to notify them of our non-renewal and try to negotiate early move-out so the owners could get in and start working on the place. It took them a week to actually respond. When they actually responded, they said it was our fault that the move-out date was later than we had wanted. Then they tried to charge us an entire month’s rent for the extra 5 days instead of pro-rating it.
They failed to notify us in writing of our right to be present at the move-out inspection and refused to arrange a time for the inspection with us, despite scheduling it two weeks in advance and in spite of our repeated requests. This is a right under civil code section 1950, so there’s that. They actually lied about the whole thing several times (I have the receipts).
We got an emailed letter on the 20th day after move-out notifying us that they had sent our deposit to the landlord and when went to their office to discuss the matter, the owner told us in the most polite, corporate tone, that they didn’t owe us jack. She refused to provide a copy of their inspection report, said that it wouldn’t matter to us, and said that all future issues should be directed to the home owner. Apparently they were so bad at managing the property, they got themselves fired. It turns out they tried to recommend $7,000.00 in repairs to the house which we left in excellent condition after 10 years.
I can’t find enough bad things to say about Modern Real Estate Shop and I am concerned for the negative impact that interactions with this company may have on the lives of other people. If you are renting from Modern, read CA Civil Code section 1950, only communicate in writing, and get out as soon as you can. They’re about as bad as they come.
And to Damien and Mia, shame on the both of you.

She listened to me about my wants and needs and when I found my home I wanted she worked really hard through all the bank delays problems to help me able to keep trying for the house I wanted.2 years agoIts not an easy process to find a place to rent when you are a single parent. Over the last 13 years, I have rented a condo, and later a house with Modern Real Estate Shop and had really positive experiences. They’ve always had friendly and helpful people in the office. Now I’m in the market to purchase a condo, and Mia and Dene have walked me through each step of the process. They’ve patiently explained everything I need to know. Modern Real Estate supports slumlords like Andrew Shahin. They take no responsibility and refuse to make repairs for months. And God forbid they are available outside of Monday thru Friday 9 to 5….. you’re absolutely screwed if something happens outside those hours?
