I figured I would write a a review about this place, since some of these reviews are ridiculously one-sided, and inaccurate. We have lived here for almost 1 year. We have LOVED it. The space in the apartments is efficiently used, the appliances are awesome (never had a problem), and the flooring is the perfect color, and quality. The amenities truly make you feel like you are staying at a hotel resort, versus in an apartment community. The pool is super relaxing, and not too crowded. The gym has top of the line equipment. The cleaning and maintenance crew do a superb job of keeping the place looking on-point. The parking situation has never been a problem for us. We have 2 cars, and a nanny that comes here on the daily. We have never gotten any notices on our car. It helps to read the Agreements (hint hint.) The Leasing Office staff is always helpful, and very responsive (shout out to Kim and James :).) There are a couple things I would improve upon, such as the kid areas and the dog play areas. The rent is a little overpriced, but we have felt so great living here that we feel it is worth it. Anywho…I hope this review helps anyone that is seriously considering living here. Usually reviews are written by haters, or people that feel like they have been wronged, so take that into consideration when reading (any) reviews. Happy Apartment Hunting!
Absolutely gorgeous facility! Super clean and stunning, but the leasing office never got back to me to discuss next steps. Apartments are small, but they get a five star for the amenities. The grounds are so well kept and maintained, and the garage is very huge. WiFi was a really bad issue though, and it didn’t seem as if the connectivity was so great! That’s very important for folks who rely on using their computers for work or business especially!
During the time I was there, I spoke with a representative, who promised me a link for an application. Yet, there was no follow up call or email. So, not sure whether this is a reflection of how they operate their business, or just initial subpar followup service. Nevertheless, the grounds are beautiful, and despite the small apartment space, it seems like a nice place to live.

We’ve been here 3.5 years now and I still feel the same as I did in my review below. I felt inspired to update to keep balance here with some of the absurd negative reviews. It’s an awesome location and still can’t beat the amenities and overall value. I’ve intended to buy a house for years but can’t bring myself to leave such a nice spot.

Felt need to post to balance out the negative reviews. We’ve lived in Avino for almost a year and will be renewing. We find this place to be a strong value overall with a very responsive staff and fantastic (underutilized!) amenities. Maintenance requests are addressed almost ridiculously fast in my experience. We’re in an end unit and the noise levels are not bad at all — kids live above us, but insulation is sufficient to block all but the loudest sounds. Appliances/finishes are all nice (I’m not sure why several mentioned shoddy construction… it’s all solid apartment grade stuff… not gorgeous, but more than sufficient at this price point). Premises are kept clean and I feel very safe to let my young kids play outside. Office staff has been responsive to my inquiries throughout and also very reasonable during rent renegotiation.
If you are thinking about moving to Avino, make sure you have a tenant attorney on speed dial. The current Avino management has no respect for basic California Tenant Laws nor the U.S. Constitution. This is not acceptable for the price gouging rents of $4K-$5K per month.
Avino was wonderful under the management of James L. and Kim Q. They both were professional property managers who prioritized their tenants’ safety and peaceful living, and maintained the property in pristine condition. Kim Q. went above and beyond to create a sense of community amongst residents, hosting beautifully planned events, and decorating for holidays creating a warm community atmosphere for residents. Unfortunately, Avino changed after they both left. In hindsight, our family should have left then while we still had beautiful memories of Avino.
In the past two years, under the current regional management, Avino has become very chaotic, unsafe, neglected, extremely stressful and traumatic.
We currently do not recommend Avino.
Update April 2023: Why are there 5 pool chairs at a complex with hundreds of people living in it?? When I addressed this with management months ago, they said they were aware of it…. Apparently not! We cannot wait to leave this place. Over priced for NOTHING!!!!
Absolute chaos. Has gone way downhill from the new management. No rule enforcement at the pool or with parking. So many missing lounge chairs at the pool. There are 11 lounge chairs when there used to be 20+ and they just don’t replace them. Broken gym equipment in the gym. Kids splashing & yelling with pool toys and parties even though it is “not permitted”. Cars park in spaces that are reserved and when you try to get them towed, they never show up. Our light in our kitchen has been broken since we moved in in 2020 and they have yet to fix it. They increase the rent by the maximum legal amount every year… we will be moving shortly!!!
Update: I called them to address my issues after reading their comment and they did not answer the phone call or the voicemail……..
