    I HIGHLY advise you not to move to CITY PLACE apartments in Denton, Tx on sycamore st. If you are smart you will not move here. I’m going to post these in parts because I’m 99% sure this will get deleted. I moved to CITY PLACE as a college student excited to have my very own 1st apartment and it was the worse experience to say the least. Photos below were due to a bad some kind of sink issues, it wasn’t a matter of me clogging my sink up or anything this sink just randomly started flooding and i had to sit and endure this in my apartment for 2 weeks with no kind of resolution or compensation.

    I’ve been living at H Squared for the past year, and while the exterior looks nice, the units themselves are a disaster.

    After moving in, the apartment was _dirty_. Vents were caked in dirt and dust, fan blades showered the apartment in dust when turned on, etc. I had to go through and deep clean the entire unit the week I moved in because my allergies were so bad.

    I’ve had frequent issues with my washer/dryer not working, and the closet they’re in doesn’t even fully close. The washer is extremely loud, so I can’t sleep or work from my bedroom while it’s running.

    My bedroom and bathroom don’t have doors. There’s a door to what Cindy condescendingly described to me as an “ensuite” but there’s no separation between my bedroom, bathroom, and washer/dryer. While sitting at my desk, I can look at myself in the bathroom mirror – it’s weird and kinda gross if you think about it too much. Not to mention the awkwardness when I have guests over.

    Management is generally very unprofessional. The floor plans on the website are wrong, and at this point the only reason for this I can come up with is to deliberately misrepresent what the apartments look like. They regularly tell me that they’re sending people to my apartment, only to never send anyone at all. They also won’t tell you when maintenance is coming to your apartment – the most notice I’ve gotten is 10 minutes.

    Lots of weird lease conditions, such as replacing your own AC filter (I have toured a LOT of apartments and this has NEVER been a stipulation). They sent 20 pages of extra lease rules that I was “required to sign before move in” 3 days before my lease started – even though I signed the lease 3 months prior. Cindy “conveniently” filled in all the initial lines for me, which feels borderline illegal.

    The key takeaway here is that I generally don’t expect The Martino Group to act in good faith when dealing with tenants, and fully expect to be charged with a couple hundred dollars of nonsense fees when I move out because I stood up to their nonsense a few too many times.

    Management: I’ll bump you up at least a star if you do the bare minimum and update your online floor plans like you promised when I moved in.

    We went through Cindy with the Martino Group to find my daughter an apartment this past summer. She done all of the legwork finding an apartment within my daughters budget and meeting her specific needs. The whole process went so smoothly, and so far she has loved everything about her apartment and the services they offer. If you want to put your child in good hands, be sure and ask for Cindy.

    When my sister and I found the 712 Lofts and took a tour of the building for this upcoming fall semester we thought it was too good to be true… we couldn’t have been more right. The day we moved in the deadbolt on our door installed incorrectly so it couldn’t be used, and the key fobs to get into the building weren’t working but “should be fixed in the next couple days” …3 weeks later our door was fixed and the key fob magically worked again. The parking lot flooding was inconvenient but we didn’t really mind. However we didn’t really HAVE to mind it because about a week or two after moving in, we were woken up at 6 am to construction crews demolishing half the parking lot. I guess the property manager “forgot” to mention all the noise that the construction crew would be making even though we specifically asked him about noise in this area. Its been 3 months of nonstop noise that shakes the entire building which has caused a large long crack to form in the wall of my living room which after reading the other reviews, I’m sure I will be charged for because its a “damage” to the building. We live on the 3rd floor and there is a leak in the ceiling causing water damage to appear down the entire length of my ceiling and wall which in turn has caused mold/mildew to form. Its been a week and a half since contacting the company to have someone come take care of this and two men have come, take pictures, and left without saying when the mildew will be removed. I thought that the company would want to communicate w me about fixing the issue because mold/mildew can spread quickly and cause serious health problems, however I haven’t heard anything else from them regarding the leaks, but I did receive an email letting me know that I was being charged 25$ for leaving trash outside of my apartment this past weekend which was “in direct violation of my lease agreement.” I let Abigail Flores know that neither myself nor my roommate had been in our apartment since Friday morning so there was no way that we could’ve left trash out and I didn’t think it was right we would be charged for something that wasn’t our/we couldn’t have cleaned up. She let me know that we would still be charged for it because “it was stated in the lease agreement.” Note to self and others, learn from my mistake and if you think a place is too good to be true, IT IS!

    I have no words but, “WOW!”. Our realtor was Alexandra Selders and she was above and beyond. Through her communication, flexibility and her knowledge through the entire process, we couldn’t have asked for a better agent. We hit every single roadblock imaginable and she was there to talk us through it and had a plan for next steps.     Due job location moves I have used a number of realtors in the past many years. Only one of these realtors has come close to Carolyn’s performance for me. I used Carolyn last year to both buy and sell houses in Denton’s Robson Ranch community and was extremely pleased with her work on both transactions.

    Carolyn was great with guiding and advising me with both transactions. She was reliably very prompt in all regards. I was pleased with the prices she negotiated for me as a seller and a buyer.

    Carolyn is one of a small number of realtors who live in Robson Ranch and specialize in this market. That gives her a huge advantage in serving you over realtors who do not know this community. She really knows the house models that have been sold here over the years, the neighborhoods, the HOA rules and procedures, and how specific houses compare to others of the same model.

    As examples of how this helps her selling clients her advice on what changes I should and should not make to get my prior house ready to sell and the asking price were excellent. And, as a buyer, my answers to her question on what i wanted in my next house led her to cull my list of suitable models to a small list. Then when I found a model I really liked, but on q house that was going to require too much work to be move in ready, she found one that was in far better condition and at a lower price.

    I have no basis to compare Carolyn to other realtors who live in Robson Ranch, Denton. But when I see for sale signs here that use a realtor from outside this community I feel sorry for the seller.
